Planning Success for Astrum Planning - 30 planning permissions secured for new Houses of Multiple Occupation across Yorkshire. Our role is to guide Applicants through the planning process - ensuring the maximisation of assets.

Astrum Planning have a proven track record of securing planning permission for Houses in Multiple Occupation (HMO) across Yorkshire.


A HMO is different from family housing, generally having transient occupation and having individuals, many of whom will not know each other. HMOs form a vital part of the housing sector, often providing cheaper accommodation for people whose housing options are limited.


Securing planning permission for this Use Class (C4 or Sui Generis) is often complex, and resisted by Local Planning Authorities, especially where proposals involve the loss of a residential dwelling or situated within an article 4 direction area.


Since 2023, Astrum Planning have secured 30 permissions across Yorkshire for new HMOs, via the planning permission and the Certificate of Lawfulness routes.


In each case, Astrum Planning worked alongside each Applicant and their Appointed Agent (Property Elevate in most cases); and undertook in-depth due-diligence on the composition of an area; analysis on the built format; and an assessment of the weight that could be applied to tenancy agreements, alongside 'other evidence' such as home insurance, marketing, rent statements and statutory declarations.


Finally, working in collaboration with EDG Architecture has also been crucial to ensuring that proposals achieved required space standards, parking, bin and cycle storage.
